Answers to the questions we hear most.
Where do I check in?
All Victorian House guests check in at our sister property, Casa de Solana, at 21 Aviles Street. The two inns share a front desk. When you arrive, pull into one of our loading and unloading spaces at Victorian House, then walk over to check in.
What time is check-in and check-out?
Check-in is between 3:00 p.m. and 6:00 p.m. Check-out is at 11:00 a.m. If you expect to arrive earlier or later, call us at 904-824-5214 or email stay@victorianhousebnb.com so we can make arrangements.
Where do guests park, and is it free?
Parking is complimentary, based on one car per room. Parking in the Oldest City is a challenge, so we are fortunate to offer guests a space in our offsite lot, a two and a half block walk from the inn. We also have loading and unloading spaces at Victorian House for arrival and departure. When you check in at 21 Aviles Street we will give you your parking permit and detailed directions to the lot. Vehicles are parked at the owner's risk.
Is Victorian House walkable to restaurants and attractions?
Yes. The inn is at 11 Cadiz Street in the historic district. St. George Street, the Lightner Museum, the Cathedral Basilica and Flagler College are all a short walk away, and the Castillo de San Marcos is about ten minutes on foot. The Ximenez-Fatio House Museum is next door. Most guests park once and walk for the rest of their stay.
Is the inn quiet even though it's downtown?
Yes. Cadiz Street is a quiet residential street one block off the busier tourist routes, so guests get the location without the noise.
Is breakfast included, and what time is it served?
Yes. A hot two-course gourmet breakfast is cooked fresh each morning and served from 8:00 a.m. to 9:30 a.m. in the dining room, with freshly brewed coffee, a selection of teas and our specialty juice. The menu changes daily.
Can you accommodate dietary restrictions?
We do our best to accommodate dietary needs. If you book directly with us, add your restrictions to your reservation. If you booked through a third party site, call us ahead of your stay or mention it at check-in. Our innkeeper also asks every guest about dietary needs on arrival.
Do you have coffee and tea available during the day?
Yes. A coffee machine for fresh-brewed cups sits at the front of the house alongside our tea box, which holds a selection of teas, with a hot water dispenser next to it. Both are available throughout the day.
Do you have a social hour?
Yes, from 4:00 p.m. to 5:00 p.m. Many of our guests have traveled a distance and want a chance to slow down before heading out for dinner, a wedding or an evening of touring. It is also a good way to meet other guests and pick up ideas for what to see.
What amenities are in the guest rooms?
Every room has a hairdryer, iron and ironing board, flat screen TV, mini refrigerator and our Victorian House bathrobes. We also provide specialty soap, shampoo, conditioner and body lotion in each room.
Do guests share a bathroom?
No. Every guest room has its own private bathroom, and most have a walk-in shower.
Is Wi-Fi available?
Yes, free Wi-Fi throughout the inn.
Can guests walk to Nights of Lights from the inn?
Yes. Nights of Lights runs nightly from November 21, 2026 through January 18, 2027, and the inn sits inside the historic district where the lights are. Guests walk straight out into the display, with no driving and no park and ride shuttle.
Are children allowed?
Victorian House is not suitable for children under 12. Children 12 and older are welcome and must be accompanied by an adult at all times.
Are pets allowed?
While we love animals, our facility is not set up to accommodate pets, so with the exception of service animals we are unable to allow them. Service dogs are welcomed and accepted as required by law, per the Americans with Disabilities Act.
Do you host weddings?
Weddings booked through Victorian House take place in the courtyard garden at Casa de Solana, a short walk away on Aviles Street. Victorian House hosts the couple and their guests for accommodation and breakfast.
Are visitors allowed inside the inn?
For the privacy of our guests, visitors are not permitted inside the building.
What is the cancellation and deposit policy?
A 50% deposit is collected at booking, with the balance due at check-in. Cancellations or changes made at least 14 days before arrival are charged a $50 fee. Inside 14 days, 50% of the total is charged. No-shows and cancellations within 24 hours of check-in are charged in full, including add-ons and packages. Early departures are charged the full reservation amount. Whole house and multiple room bookings require 30 days notice, with a fee per room.
Is smoking or vaping allowed?
No. The inn is non-smoking and non-vaping throughout. A $250 surcharge applies where there is evidence of smoking, vaping or the use of flame candles in a room.
What happens if a hurricane evacuation order is issued?
If you hold a confirmed reservation, are due to arrive within 24 hours, and an evacuation order is in effect, you receive a full refund or may transfer your deposit to a future stay. If you have already arrived, you receive a refund for the unused portion of your stay. All guests must leave the city when an evacuation order is issued, with no exceptions. If you choose not to travel because of an approaching storm and no order is in effect, the standard cancellation policy applies.
Do you recommend travel insurance?
Yes. Policies purchased in advance may cover accommodation losses and travel expenses caused by weather, including hurricanes.

The front desk is open from 9:00 a.m. to 6:00 p.m. daily.
